2025 Board of Directors Meeting Schedule:
The Farm at Arapahoe County Board of Directors typically meets quarterly on the second Wednesday of February, May, August, and November at 6:15 PM via Zoom. However, additional board meetings have been scheduled this year. Please email PCMS at Corpoffice@pcms.net if you would like confirmation of the Zoom meeting login details. Be sure to include the address of the property you own when requesting this information.

Community Wide Standards & Design Review Request Process
Exterior Paint
How to submit a paint change request to the Design Review Board:
- Have some color options in mind for how you would like to paint your home.
- Palette binders may be reviewed at the PCMS office, address in #6 below, or at Sherwin Williams – 7580 Park Meadows Dr., or Guiry’s – 16534 Keystone Blvd. Parker, 80134 (near Lincoln and Jordan). Virtual binder links are provided below.
- Complete the Design Review Application, providing the scheme number, color names and color numbers on the request form, noting paint locations for the new colors and if you want to use the accent color somewhere other than the front door.
- For custom schemes, hard samples will need to either be mailed or brought to the office. The accent color is only reviewed for the front door and shutters unless otherwise requested.
- Adjacent neighbors signatures ARE NOT required.

Color Considerations
- Consider your neighbors’ colors, you do not want to choose the same colors but maybe choose one
that will complement or harmonize with your neighbors’ colors - Consider the colors of existing structures like your roof, stone, and architectural accents
- Certain color schemes are better suited for certain architectural styles than others
- Highlight interesting architectural details
- Light colors will make your home seem larger, darker colors smaller
Palette Binder Color Scheme
Please note the scheme number, color names and color numbers on the submittal form; samples are not required. Also, please be sure to be clear on your submittal form where you would like to use the accent color. It will only be reviewed for use on the front door and shutters unless indicated for other locations (fascia, etc.). Lastly, please include a photo of your home and the homes on each side of you (links / images from map street views, real estate sites, or similar are not acceptable).
While every effort is made to be sure the binders at the paint stores are up to date, please note that there could be discrepancies between the virtual binders and binders in the stores; the virtual binder contents take precedent over the binders in the stores. Please note that due to individual computer monitor settings, the virtual palette binder colors may not be reflective of actual paint colors. Final scheme selections should be done using the palette binders and / or manufacturers color cards.
Custom Color Scheme
Please note the manufacturer name, color names and color numbers on the submittal form and provide samples. Also, please be sure to be clear on your submittal form where you would like to use the accent color. It will only be reviewed for use on the front door unless indicated for other locations (fascia, shutters, etc.). Lastly, please include a photo of your home and the homes on each side of you (links / images from map street views, real estate sites, or similar are not acceptable).
LVR
You need to be aware that the body color of the home must have an LRV of 20 or above. LRV ratings below 20 for the Body Color of your home will not be approved. The LRV is a measurement that tells you how much light a color reflects and absorbs. LRV runs on a scale from 0% to 100%. Zero assumed to be an absolute black and 100% being an assumed perfectly reflective white.
Turnaround Time / Deadlines
Please note that repainting the home in the exact same colors and locations does not require approval but we do ask that you notify our office as such so we many note your homeowner file.
Turnaround time for scheme out of the palette binder is approximately 3 – 5 days from check in. This only applies to schemes exactly as they are shown in the binder.
Distributions are made to the committee every other Tuesday. In order for your request to be distributed to the Committee, all requests must be received no later than Noon on the first and third Friday’s of each month. Generally response take 10 -14 days from the distribution date. A response letter will be mailed to you.

How to submit an exterior change request to the Design Review Board:
- Create detailed plans to include dimensions, elevations, materials, photos, samples, etc. These can be drawings.
- Complete the Design Review Application. Adjacent neighbors signatures are not required. Email your completed plans and form to designreview@pcms.net or mail to:

Please contact the trash provider directly for missed trash/recycling pickup. Trash containers need to be to the curb by 7 AM to be accepted for pickup each Monday.
