Exterior House Painting
How to submit a paint change request to the Design Review Committee:
- Review the “Painting” section in the Vintage Reserve Guidelines, which can also be accessed below on this page. This section delineates specific requirements and procedures regarding exterior house paint.
- The following Palette Binders Virtual A and Virtual B are suggested exterior colors available from Sherwin-Williams that represent colors originally used during early years of Vintage Reserve.
- Use of Palettes A and B is suggested. Residents may submit colors from other vendors to the DRC for review.
- The “Painting” section in the Vintage Reserve Guidelines describes the process for submitting a Design Approval Request Form and how to display samples of selected colors on the home for Design Review Committee review.

How to submit an exterior change request to the Design Review Committee:
- Review the relevant section in the 2023 Vintage Reserve Guidelines, which can also be accessed below on this page, for the specific type of exterior change or improvement being considered.
- Generally, this includes the creation of detailed drawings and plans to include dimensions, elevations, materials, photos, samples, etc. Reference the specific instructions in the 2023 Guidelines document.
- Complete the Design Approval Request Form including nearby neigbor signatures.
- E-mail the request form to designreview@pcms.net or mail to 7208 S. Tucson Way, Suite 125, Centennial, CO 80112.
- After receipt of the submission the DRC will review the request in a timely manner and provide a response letter by e-mail. The letter will also be available by logging into your account.
Trash/Recycling Schedule

Please contact the trash provider directly for missed trash/recycling pickup. Trash containers need to be to the curb by 7 AM to be accepted for pickup. Homeowner Members,
At the annual meeting, on November 15, 2023, our 2024 budget was ratified with a $15 increase in monthly HOA assessments beginning January 1, 2024. Our Board determined the increase was necessary for a number of reasons, one of which was to increase our reserves. To give a little background, in 2017, Vintage Reserve hired Borne Consulting to analyze capital expenditures and projections into the mid-2030s. They took into consideration the maturation of the neighborhood and depreciation of all physical property, and projected the level of maintenance and/or replacement the property would need as well as the projected costs. The property includes but is not limited to the clubhouse, guard shack, bridge, pond, under drain, roads, walkways, playground, and irrigation controls.
