The Overlook & The Ascent Gym/Pool Access Key Card Information
New Residents:
If you are new to Colliers Hill, please visit the Overlook office during office hours to obtain your key cards for both clubhouse facilities. Be sure to bring proof of residency and a valid ID. To save time, you can complete the required form in advance using the link below or fill it out in person at the office. *This is different than the annual waiver that residents need to complete each year*
Established Residents:
If you’re an existing resident experiencing issues with your key cards or need replacements for lost cards, please visit the Overlook office during office hours for assistance. Please note that there is a $25 fee for each lost or additional key card.
2026 Colliers Hill Pool & Gym Waiver: To Fill Out Waiver – Click HERE
The new 2026 Colliers Hill – Ascent & Overlook Gyms & Pools Waiver is live as of February 1st 2026.
This waiver is only available online. There is no physical paper to complete. Please click on the link above to complete.
It includes IMPORTANT UPDATES and information for the upcoming 2026 POOL SEASON, so be sure to review and sign it to activate your key cards for the gyms and upcoming pool season.
Grace period for key access will be the months of February and March.
ALL KEYS ACCESS WILL BE CUT OFF STARTING APRIL 1st, 2026, UNLESS THE WAIVER HAS BEEN COMPLETED.
Only one (1) waiver needs to be completed per household.
– Your key card will be activated WITHIN 72 hours of completing the code of conduct and waiver and will provide access to both the Overlook and Ascent Clubhouse Facilities where the gyms are open 4:00AM-Midnight(12AM), and pool access will be granted from May 23 until September 7, during posted pool hours.
– Please do not show up at the gyms and pools unless you’ve received your key card activation confirmation via email.
No confirmation email = no entry.
Please note: the 72-hour processing period allows adequate time for staff to review and activate your account while also allowing staff to maintain normal office hours (not seven days a week). To ensure the fastest activation, we recommend completing your waiver during regular office hours and before pools open in May.
Once your key card/profile has been activated for the pools and gyms, you will receive an email confirmation.

We want to ensure that our staff members have the opportunity to spend quality time with their loved ones and enjoy a well-deserved break. Therefore, the HOA Overlook office will be closed, and the clubhouse will not be available for rent on the following days ⇒

The Ascent & Overlook Pool Hours (Weather Permitting)
The Annual Pool Waiver must be completed and signed each year in order to activate your key cards at the pool gates to gain entry.
Cards will be activated WITHIN 72 hours AFTER the waiver is completed. Please do not show up at the pools unless you’ve received your key card activation confirmation via email stating so.
No confirmation email = no entry.
We are strictly enforcing this policy to ensure the safety and security of all pool users. See the waiver link above.
Children under the age of 13 must be accompanied and actively supervised by a parent or legal guardian (age 18 or older) at all times while using the Overlook and Ascent pools.
Children between the ages of 14 and 17 may be allowed to use the Overlook and Ascent pools without the presence of a parent or legal guardian only with a signed waiver on file.
Please also note that if the outside temperature is 60 degrees or below, the pools will have a delayed opening until temperature raises. Pool may remained closed for a full day if temperature does not rise about 60 degrees.
In the event of lightning within 10 miles of the pool location, the pool will be closed and re-open 30 minutes after the last strike outside of the 10 mile radius.
Pools opens from the Saturday before Memorial Day and closes on Labor Day each year – weather permitting.
Pool availability does change once school resumes in August.
This will be announced in the Colliers Hill monthly newsletter residents receive via email and physical copies in the mail, along with being in the Annual Pool Waiver and flyers posted at both clubhouse facilities.

Sun-Sat – 7 days a week – 4am-Midnight(12AM) – Key Card Required
Overlook Gym Hours:
Sun-Sat – 7 days a week – 4am-Midnight(12AM) – Key Card Required
To Make a Rental Reservation:
If you would like to reserve the Overlook Clubhouse for a private event, please check the Colliers Hill Community Calendar for available dates or email MaCayla Longson at mlongson@recreationpm.com with any questions.
If your desired date appears to be available, complete the rental agreement linked below and send it to MaCayla at the email above.
Please note that rental reservations are not officially confirmed until you receive an email confirmation from management, including a receipt. Dates are reserved on a first-come, first-served basis, as multiple residents may request the same date. Availability is subject to change, as multiple residents may request the same date. Reservations are processed in the order they are received, so we encourage you to verify date availability with management before making further arrangements.
The Ascent clubhouse is not available to rent.

- Renting the Overlook Clubhouse has a resident fee of $50 per hour, with a 2-hour minimum. Full payment is required at the time of booking.
- Rentals are allowed to have 1 hour prior to your event to set up and 1 hour afterwards to clean up and put the
clubhouse back to its original state, at no additional charge. If additional time is needed for set up/take down, it must be figured into rental time. - Cancellations made 14 or more days before the event qualify for a full refund. Cancellations within the 14 days of the event are non-refundable.
- If your rental event overlaps with office hours, please note that management will be present, and other residents may come and go for assistance. If this is a concern, we recommend scheduling your rental outside of office hours.
- All Renters will be required to clean the Overlook Clubhouse after their event. A $150.00 per hour fee, on top of the automatically charged $150 cleaning fee, will be charged without prior warning if additional cleaning is required by management to put the clubhouse back into its original state. Renter will receive an email with proof of photos, list of cleaning management undertook and receipt attached by management.
- A walkthrough with a member of the rental party is required prior to the event.
- Rentals are responsible for cleaning the clubhouse after their event and putting it back to it’s original state. The provided checklist must be completed to avoid a $150+ cleaning fee.
- Important: Most rentals occur Wednesday-Sunday, and other residents may have reservations before or after your event.
Please leave the space cleaner than you found it to ensure it’s ready for the next guest.
